With Phase I Construction Underway, Phase II Expands Supportive Community with an

Additional 122 Residential Units and Space for Veterans’ and Health Services

 

(Santa Monica, CA – December 20, 2017) – KFA, a leading architecture firm based in Santa Monica, CA, is pleased to announce that construction has begun on the second phase of PATH Metro Villas, a community campus in Los Angeles’ Council District 13 that will provide affordable housing and services for low-income individuals and couples, chronically homeless individuals, and veterans. With the construction of Phase I underway, Phase II began today with a groundbreaking ceremony that included remarks from Los Angeles Mayor Eric Garcetti, Councilmember Mitch O’Farrell (CD-13), Council President Herb Wesson, and PATH representatives and partners. Phase II is one of the first projects to break ground using Proposition HHH funds.

We are proud to support PATH’s innovative vision of creating a complete campus that provides permanent supportive housing combined with on-site services,” said KFA Partner Lise Bornstein, AIA. “Our firm has a long history of designing affordable housing projects that support the City’s vision for providing 10,000 new homes for chronically homeless individuals. We design affordable housing campuses like PATH Metro Villas with an integrated holistic approach that fosters a safe, supportive community and well-being.” she added.

Phases I and II create a campus that highlights PATH’s unique approach to combining housing and services, creating a supportive center where people can thrive. PATH Metro Villas Phase I (Building A) is a six-story, 54,740 SF building developed by PATH Ventures in partnership with Affirmed Housing. It adds 65 apartments with individualized supportive services, community areas, and two health clinics to an already thriving services program. Phase II, developed in partnership with Bank of America and several other public entities, will add two additional buildings (Buildings B & C), 122 units of affordable housing, and on-site health clinics, resident services, and other amenities.

The three new buildings are organized around a half-acre town square fronted by communal and supportive spaces including a large, flexible landscaped area for community gatherings, health fairs, staff events, and cookouts. The project connects the Beverly/Vermont Metro Red Line subway station with the new community through sidewalk improvements along Beverly Boulevard.

Phase I will include large spaces for clinical services, case management offices, a community room with a teaching kitchen, three landscaped rooftop decks, bicycle storage space, and laundry facilities, as well as PATH’s Veterans Connection Center. One of the buildings for Phase II will feature the 3,000 SF John Wesley Community Health Center and a 1,500 SF Gateways mental health center. A new housing location and placement center, community-based employment center, and two floors of transitional housing also are part of the campus. The other building will feature a community multi-purpose room, large community room for teaching classes such as cooking skills and bicycle repair, an amphitheater, and a communal rooftop garden.  The overall project incorporates a sustainable approach to site and building, and is targeting LEED Gold certification.
