This project is a 6-story mixed use building located just West of Downtown LA, at the intersection of Wilshire Blvd and Valencia St.  The building will consist of 218 units, with a mix of studios, 1 bedroom and 2 bedroom units, inclusive of 18 affordable units.  There are 3 retail spaces planned for the project along Wilshire Blvd, adjacent to the resident entry lobby and leasing center. The project will also include several amenities including two spacious landscaped courtyards, a pool and spa area, and a large gymnasium for resident recreational use. 

The main massing of the building is expressed with a regular pattern of window and balcony locations, but portions of the façade are punctuated with extruded “cube” elements that provide contrast and movement to the progression of the building along the length of the site.  The vertical circulation is recessed from the public way to provide further articulation in the overall massing of building. The ground floor retains an open feel with the use of large expanses of glazing at the retail spaces.  The building planes are emphasized by contrasting materials including porcelain tile, plaster and glass railings.
