Located on Pico Boulevard in Santa Monica, Pico Eleven will contain 32 two-bedroom apartments, 64 parking spaces, and 68 bicycle parking spaces on approximately 19,000 SF of property. In addition, there will be four very-low income units and 11 price regulated units.
The building is designed as three distinct masses, broken up by two courtyards reaching from the street back toward the units. Most units have windows on three sides allowing for ample cross ventilation and natural light.
Inspiration for the building’s design and aesthetics comes from beach houses commonly found along the California coastline. The majority of the façade will consist of natural wood siding, which will be brown when first installed but will weather to a soft gray over the first few years. Panels of ocean blue-colored opaque glass are sprinkled irregularly throughout the building to create color variations and interest.
