48-Unit Senior Affordable Project Now Fully-Framed in Pico-Robertson

After a year of construction, a senior affordable development from Mercy Housing of California has topped out in the Pico-Robertson Community.

The six-story building, which replaced a city-owned parking lot at 8862-8876 W. Pico Boulevard, will offer 48 studio and one-bedroom apartments atop a 68-car garage for tenants and nearby businesses.

The $28.7-million project is targeted at seniors earning at or below 30 and 60 percent of the area median income.  Rents will range between $456 and $976 per month, according to a staff report to the California Tax Credit Allocation Committee.

Designed by KFA Architecture, the building consists of three levels of wood-frame construction above a three-level concrete podium.  At completion, the apartment complex will incorporate a central courtyard, a gym, and a rooftop garden, with open corridors that allow for natural ventilation and lighting.

Mercy Housing of California is planning a similar senior affordable development in Sherman Oaks, and is also pursuing the adaptive reuse of a century-old building in Downtown Los Angeles as permanent supportive housing.
