BEYOND THE STATS
- The site is an infill site at the edge of downtown between Santa Monica and Arizona fronting onto Lincoln Blvd.
- The façade is articulated with deep recessed balconies and large windows. The vertical break between the volumes is treated with a GFRC panel that adds texture to the façade as well. The same panel runs across the retail frontage creating breaks between the glazing. The ground floor is set in to allow for café seating in front of the retail.
- At the ground floor is also where our courtyard is located. As you move up into the building there are angled corridors with open ends to allow for ventilation and natural light, and on the north side the corridor is single loaded and open to the exterior.
- On the 5th floor, there is a roof deck that boarders and looks down to the main ground floor courtyard, creating variation in the courtyard walls, and allows for more sunlight to penetrate into the building. On the roof, there is a small roof deck to take advantage of the northern mountain views.
