Mixed-Use project adds 66 residential units plus commercial space and subterranean parking within walking distance of Metro Expo Line and Third Street Promenade

(Santa Monica, CA – May 18, 2018) – KFA is pleased to announce that construction has begun on the KFA-designed Junction,  a mixed-use, residential and commercial project located at 1641 Lincoln Boulevard in the heart of downtown Santa Monica, CA. A premier location for both retail and residential uses, the contemporary building will replace the former Aaron Brothers store and play a role in shaping the city’s core. The developer is Cypress Equity Investments.

“This is an exciting project because its 66 residential units will help meet very high demand for living spaces within walking distance of the Fourth Street transportation hub and the vibrant Third Street Promenade,” said KFA Partner, Lise Bornstein, AIA. “The design of Junction draws inspiration from the industrial history of Santa Monica. The old Santa Air Line rail route used to run by the property line,” she added.

The façade is designed to create a wider sidewalk and enhance pedestrian experience along Lincoln Boulevard. Continuous balconies on the upper floors echo the “rails” of a train, while elongated frames simulate the boxcars of the train and serve to divide the private balconies. The exterior materials include board formed concrete, porcelain tile with a wood-like finish, metal panels and textured glass.

The four-story, 47,030 SF building will offer one-, two-, and three-bedroom units as well as 5,324 square feet of commercial space on the ground floor and a three-level subterranean parking garage with 93 parking spaces. A landscaped rooftop sun deck will provide lounge areas and BBQ grills to enjoy the Southern California outdoors. Interior finishes and amenities will include plank flooring, quartz countertops, satellite TV, high-speed internet, in-wall USB outlets, and Bluetooth® enabled amplifiers with in-wall speakers.
