New Mixed-Use Building Adds 92 Residential Units to the Palms Neighborhood
(Santa Monica, CA – January 18, 2019) KFA is pleased to announce the Grand Opening of The Roy at Overland, a multifamily, mixed-use housing project by Anejo Development LLC and Griffin Opportunities LLC, occupying a half-acre site at 3644 Overland Avenue in the Palms neighborhood of Los Angeles, CA. The project replaces a series of one-story commercial structures.
The six-story, 81,710-square-foot Roy at Overland features 92 modern and urban style studio, one- and two-bedroom apartments, including eight units of low-income housing and 1,500 square feet of ground-floor retail space. Each unit comes with stainless steel appliances, vinyl plank flooring, and washers and dryers.
The Roy provides several community spaces where residents can connect with each other. The Clubhouse, located above a two-story opening at the main elevation along Overland Avenue, features a full kitchen, work spaces, and lounge/media viewing areas. The Sky Bridge deck, located above the Clubhouse, offers an expansive BBQ area with outdoor dining and media viewing areas, as well as incredible views especially during sunset. Residents can also meet up in the landscaped courtyard on the second floor or in the fitness center off the ground-floor lobby.
“We are excited about the completion of this fresh, contemporary building that adds housing, as well as an interesting focal point, to a rapidly changing neighborhood,” said KFA Partner Barbara Flammang, AIA. ”The interlocking elements of the exterior of The Roy at Overland are emphasized by a large opening in the facade that reveals its inviting, second-level interior courtyard to the community,” she added.
