BEYOND THE STATS

  • The Florence Mills Apartments, named for a prominent Black entertainer from the 1920s, is a 74 unit, mixed-use affordable housing development for families located at the corner of Central Avenue and Jefferson Boulevard in South Los Angeles, and includes an open public plaza and 5,000 square feet of commercial space, which has been leased to the Young Musicians Foundation.
  • The building is designed with a zig-zag plan to create a sense of openness that celebrates the corner site. Local artist Myisha Arellanus was chosen through a community process to paint two large murals of Florence Mills on prominent street-facing walls, meant to be inspirational for the community as well as celebrate Mills’ contributions to entertainment and equity.
  • The unfenced ground floor entry plaza extends out towards Jefferson, incorporating new street trees and allowing 24/7 access to the public. Through an innovative partnership with the developer, the Young Musicians Foundation, whose space fronts the plaza with roll-up doors, provides residents with free music classes, a recording lab, concerts, and multi-disciplinary arts programming.
  • The building offers 74 housing units with a mix of one-, two-, and three-bedroom apartments, each with a balcony. Site amenities include community rooms, underground parking, and two courtyards – one with community garden plots, the other with a play area. The units are reserved for individuals and households at the low-, very low-, and extremely low-income levels. The building is within walking distance of grocery stores, shops, services, and transit.
  • The project has achieved LEED Platinum certification.
