KFA Announces Groundbreaking for The Florence Mills Apartments, Affordable Housing Project in South Los Angeles

New building recalling area’s rich history will provide housing for homeless veterans

(Los Angeles, CA – February 28, 2019) KFA is pleased to announce the groundbreaking ceremony for the Florence Mills Apartments.  The new construction, affordable housing project is located at 1099 E. 35th St., on the corner of Jefferson Blvd. and S. Central Ave. in the historic South Central neighborhood of Los Angeles. The development is a project of Hollywood Community Housing Corp.

The groundbreaking took place on February 28th, 2019 from 11:30 a.m. – 1:00 p.m.   L.A. City Council Member Curren D. Price, Jr., other elected officials, community groups as well as local residents and students will be attending the ceremony.

Named after the internationally popular 1920s singer, dancer, and comedian Florence Mills, the 127,600-square-foot Florence Mills Apartments will consist of a four-story building featuring 74 one-, two-, and three-bedroom apartments with 5,000 square feet of ground-floor retail space and parking for 86 vehicles.  The units  are restricted to households at the low-, very low-, and extremely low-income levels. Nineteen apartments will be reserved for homeless veterans. Plans also call for a commemorative plaza and 5,000 square feet of commercial space; part of which is planned to house a federally qualified health center to serve the community.

“KFA is proud to work with the nonprofit Hollywood Community Housing on this significant neighborhood project that is designed to reflect the area’s rich history,” said KFA Partner John Arnold, AIA. “The Florence Mills Apartments development will replace a number of blighted parcels in the Vernon/Central neighborhood of South Los Angeles,” he added.

KFA Announces Grand Opening of The Roy at Overland

New Mixed-Use Building Adds 92 Residential Units to the Palms Neighborhood

(Santa Monica, CA – January 18, 2019) KFA is pleased to announce the Grand Opening of The Roy at Overland, a multifamily, mixed-use housing project by Anejo Development LLC and Griffin Opportunities LLC, occupying a half-acre site at 3644 Overland Avenue in the Palms neighborhood of Los Angeles, CA. The project replaces a series of one-story commercial structures.

The six-story, 81,710-square-foot Roy at Overland features 92 modern and urban style studio, one- and two-bedroom apartments, including eight units of low-income housing and 1,500 square feet of ground-floor retail space. Each unit comes with stainless steel appliances, vinyl plank flooring, and washers and dryers.

The Roy provides several community spaces where residents can connect with each other. The Clubhouse, located above a two-story opening at the main elevation along Overland Avenue, features a full kitchen, work spaces, and lounge/media viewing areas.  The Sky Bridge deck, located above the Clubhouse, offers an expansive BBQ area with outdoor dining and media viewing areas, as well as incredible views especially during sunset. Residents can also meet up in the landscaped courtyard on the second floor or in the fitness center off the ground-floor lobby.

“We are excited about the completion of this fresh, contemporary building that adds housing, as well as an interesting focal point, to a rapidly changing neighborhood,” said KFA Partner Barbara Flammang, AIA.  ”The interlocking elements of the exterior of The Roy at Overland are emphasized by a large opening in the facade that reveals its inviting, second-level interior courtyard to the community,” she added.
